I’ve lost the link to my Evidence Pack. Do you keep a backup?
Yes. We maintain a secure digital archive of all Evidence Packs and all photos for 6 months following the completion of a Reset. If you or your Letting Agent need a copy for any reason, including deposit dispute purposes, simply email us at team@sprucely.uk and our team will re-verify and re-send your secure link within 24 hours.
Do I need to be present during the Reset?
No. In fact, most of our clients prefer to be elsewhere while we work. You can simply provide us with a key-safe code or arrange for a key drop-off with your letting agent. Our partners will secure the property and photograph the keys as part of your 15+ Photo Audit once the job is complete.
What exactly is an "Audit-Ready Reset"?
Unlike a standard domestic clean, an Audit-Ready Reset is specifically designed to meet AIIC (Association of Independent Inventory Clerks) standards. We follow a rigorous 50-point protocol that focuses on "red-flag" areas, like oven interiors, window tracks, and skirting boards, that inventory clerks specifically look for in Hull tenancies.
What if my landlord or agent is still unhappy?
This is where our 72-Hour Re-Clean Promise comes in. If your inventory clerk flags a cleanliness issue within 72 hours of our service, simply forward the relevant section of their report to team@sprucely.uk. We will dispatch a partner for a Priority Rectification at no extra cost to you.
Is the oven really included in the price?
Yes. We believe a move-out clean isn't professional unless the oven is reset. Every Sprucely booking includes a full professional-grade oven deep-clean as standard.
What is your cancellation policy?
We offer total flexibility. You can change or cancel your booking up to 48 hours before your scheduled slot for a full, 100% refund. To ensure our expert partners are fairly compensated for their time, cancellations made within 48 hours of the booking are non-refundable.
How do I receive my digital Evidence Pack and 15 Photo Audit?
On average, within 4 hours of completion, our Admin Team will send a digital link directly to your email. This pack contains time-stamped, high-resolution evidence that you can forward immediately to your agent to protect your deposit.
My property is larger than 4 bedrooms or has unique features. Can I still book?
Absolutely. Our automated booking system is designed for standard residential resets to keep the process fast for most clients. For larger estates (5+ bedrooms), HMOs, or unique layouts, we prefer to provide a Bespoke Quote. This ensures we allocate the correct number of specialists to maintain our 50-point protocol without rushing. Email the property details to team@sprucely.uk and our management team will provide a tailored estimate.
I’m located outside of Hull or the East Riding. Do you travel?
We primarily serve the HU postcode area (including Beverley, Cottingham, Hessle, and the surrounding villages). However, we frequently travel further afield for portfolio work or larger projects. If you are outside the HU area, please contact us directly. Note that a "Travel Surcharge" may be applied to cover our partners' time and fuel for locations more than 15 miles from Hull city centre.
